The five projects below cover different home types and stages of development. A buyer seeking a planned row villa will have different needs from someone buying land. Home size, total cost and the time needed to move in are useful starting points.
1. Prestige Springwood
Prestige Springwood is a proposed luxury row-villa project in Yerthiganahalli, Devanahalli, North Bangalore, PIN 562110. The supplied project details list 60 homes on nine acres, each with a ground floor and two upper floors. The planned layout includes four bedrooms, a home-theatre room, a study and a staff room.
The Royale Townhouse measures 4,000 sq. ft., with a listed price of ₹10 crore. The larger Magnus Townhouse measures 5,000 sq. ft., with an indicative price of ₹12.5 crore. Both use a stated rate of ₹25,000 per sq. ft. A 50,000 sq. ft. clubhouse and more than 55 facilities are included in the proposed plan.
The project sheet gives 25 October 2026 as the proposed launch date and 31 December 2031 as the possession target. It states that the RERA application has not yet been filed. Springwood suits buyers exploring a large home within a small planned community, with room for work, guests and family use.
2. Prestige Golfshire
Prestige Golfshire is a villa estate at Kodalagurki, near Nandi Hills in the Devanahalli belt. Its published project details list 275 acres and 206 villas. The estate includes an 18-hole golf course, which gives it a distinct setting among Prestige luxury projects in North Bangalore.
The listed four-bedroom villa plans measure about 9,905 sq. ft. That is much larger than Springwood’s proposed homes. Golfshire is worth exploring if you need extensive indoor space and prefer a developed estate. For an available villa, compare its condition, outdoor area and current asking price. Older project rates may not reflect today’s resale offers.
3. Prestige Parklane
Prestige Parklane was launched on 25 September 2026 in the STRR–Devanahalli corridor. The launch announcement describes 1,788 homes across nine towers on 11.91 acres. Its one-, two- and three-bedroom options serve a wider range of household sizes than the villa projects on this list.
The plan includes about four acres of central landscaped greens and a 30,000 sq. ft. clubhouse. Listed facilities include badminton courts, a gym, spa, party hall and spaces for daily services. Parklane is relevant to buyers who prefer apartment living with shared facilities. It offers a different housing format from Springwood and Golfshire.
4. Prestige Park Drive
Prestige Park Drive is a plotted project near Bellary Road in the Devanahalli area. Its brochure lists a 28-acre development with 468 plots, including 215 plots in Phase 1. The stated plot types include 30×40 ft, 30×50 ft and 40×60 ft, along with odd-sized parcels.
Planned shared features include a clubhouse, pool, walking paths, children’s play areas and sports spaces. Buyers purchase land rather than a finished house. This allows more choice in room layout and design, subject to the rules for the plot. The budget must cover both the land and the full cost of building the home.
5. Prestige Autumn Leaves
Prestige Autumn Leaves is a plotted layout at Hegganahalli in Devanahalli taluk, near the Chapparkallu Road–IVC Road stretch. Published project information describes about 27 acres and 240 plots. It records Karnataka RERA registration dated 24 September 2025.
Autumn Leaves is an option for buyers who want to design a villa within a planned layout. Compare each plot’s frontage, shape, road access and permitted building area. A large plot is useful only if its dimensions support the house you want. Construction and interiors remain separate from the land purchase.
